THE RENTAL PROCESS
Dreams In Panama manages condos that are individually owned, so please treat it as you would expect someone to treat your home! We represent the owner for each apartment in the rental process and collection of payments, with the exception of long term rentals where the payment is made directly to the owner. Once your booking is confirmed, we will send you a rental agreement for you to sign, return and make a deposit payment. We will send you a receipt when the deposit is received. Within a week from your arrival we will email you a “Check-In” email with more details to your arrival.
CHECK IN & CHECK OUT
CHECK-IN TIME is after 3:00 pm EST and CHECK-OUT TIME IS 10:00 am EST (unless otherwise discussed and confirmed). We will contact you prior to your arrival on your time as we provide a personal check-in. We will send you a check-out email the day before you leave to confirm your time of departure.
All of the condos and social common areas in the building are non-smoking and smoking is not allowed. Each condo does have a private balcony where someone can smoke as long as there are no complaints from neighbors.
Pets are not allowed in the condo unless discussed and approved by the owner during the contract process. Due to extra cleaning required, there is an additional cleaning fee based on the length of the stay.
The initial deposit payment is made by PayPal with the rental balance paid in cash at the time of check-in. The rental booking deposit is required to reserve the condo and will be applied as part of the rental payment. Deposits are refundable approx 1-2 weeks after departure
DAMAGES / SECURITY DEPOSIT
Your deposit of is fully refundable, and will be refunded back to you within 1-2 weeks of your check out, provided the following provisions are met:
- No damage is done to unit or its contents, beyond normal wear and tear.
- All debris, rubbish & discards are placed in dumpster.
- All dishes are washed and placed in cabinets.
- Keys must be left in the kitchen.
- No linens are lost or damaged.
- If the cleaning crew detects any evidence of smoking or a non-approved pet in the unit you will not receive the deposit, which is used to clean & neutralize the issue.
- Electricity – Your rental includes up to $50 of electricity per month, unless otherwise discussed via email and contracted. (Prorated based on the number of nights you stay) Meter readings are done and calculated within 3-5 days of your leaving. If you are over the $50 normal usage that amount will be deducted from your deposit.
Unlike hotels with many rooms, a cancellation affects us severely and we represent the owner of this apartment. In accordance with other rental property owners, we only offer refunds of the security deposit as follows: Cancellations sixty (60) days prior to arrival can receive a refund for the security deposit or 6 months prior to arrival for the high season months of January – April. In the spirit of co-operation, we do offer to reschedule the time as available if we receive notification within 90 days of your arrival and can apply your security deposit to the new booking. Early departure does not warrant a refund of rent. Refunds will not be given for rain storms or electrical outages. It can rain in Panama, so please plan accordingly. Consider travel insurance.
No refunds are given for early departures, no shows, malfunction or breakdown of appliances, air conditioning or other equipment. However, we will do everything possible to correct the situation. WE WILL WORK WITH THE OWNERS on any type refund payment based on the reasons for a refund.
Dreams In Panama can provide a local Panama cell phone for renters that do not have one. The cell phones are pre-paid basic phones that can be used for calling within Panama or any other country. Renters are to purchase their own pre-paid cards for calls. If the cell phone is lost or damaged the replacement value is $40 and will be deducted from the security deposit.
WHAT WE SUPPLY
The condo is equipped and set up as fully furnished that will include linens, pillows, towels, as well as a fully equipped kitchen, TV, furnishings and most basic items needed. For all rentals we provide a roll of toilet paper, paper towels and Welcome Basket and a bottle of wine. Please let us know if you do not drink alcohol and we will provide another option. For rentals less than 2 weeks we provide shampoo and conditioner as well as the other aforementioned items. Each condo is individually owned and furnished by the owners, WE MAY NOT HAVE ALL THE ITEMS YOU MAY BE ACCUSTOMED TO HAVING AT YOUR OWN HOME. If there is a special type of item that you are accustomed to using such as a special type of cooking utensil, etc., please bring the item with you just in case. If you arrive and do need something that is not in the condo, please send us an email and we will take it from our personal stock if we have it.
NO DAILY MAID SERVICE
While linens and towels are included in the condo, daily maid service is not included in the rental rate. We DO NOT permit towels or linens to be taken from the condo. All Linens, towels, and consumables such as bathrooms and cleaning supplies are provided to all weekly stays. For an additional charge, we can offer a cleaning service for you.
OCCUPANCY & FALSIFIED RESERVATIONS
The agreement holder must be at least 21 years old and occupying the rental unit for entire length of stay. The person named on the agreement will be responsible for all persons staying in the property. Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental fee money, and the party will not be permitted to check-in. In order to maintain our quality and the standard of our community, WE DO NOT PERMIT GUESTS BEYOND THE NUMBER CONTRACTED FOR. To avoid cancellation, and/or forfeiture of your deposit, we respectfully ask that you follow the rules.
A password will be provided to you when you arrive. Please keep in mind that although we provide free WiFi coverage on the premise, we do not provide tech support, nor are we experts at computers. Should our service go down, we will make all efforts to get the service restored. However, no refunds are provided, as this is beyond our control.
Our rental price includes gas, water, sheets, towels, basic household supplies and normal electric usage. Please do not leave air conditioners running while not in apartment and before checking out. When using the A/C, please make sure windows are closed so as not to cause damage to the units. Electrical costs are high, please do not leave A/C’s running while not occupying the apartment. A Meter reading of your apartment at the time of check in and check out may be done and if electrical usage is excessive, the excess amount will be deducted from the deposit.
